La Roza Construction Inc is Hiring a Construction Project Manager Near Pleasanton, CA

Summary of Responsibilities

Manages, coordinates, leads, and oversees all phases of construction or maintenance projects as assigned. Prepares and submits requests for proposals from subcontractors for project costing. Prepares project contracts to subcontractors for their scope of work based on the subcontractors' proposals. Supervises project progress through site visits, phone and/or email communications with subcontractors/superintendent. Communicates regularly with customers to ensure satisfaction. Manages all aspects of the individual construction project from bidding to close out.

Position Activities

Determines trades' involvement based on drawings and plans provided by clients.
Contacts subcontractors for cost estimates.
Calculate project costs to include overhead and profit.
Follows city permit processes as required for each project.
Builds bid documents to present to clients for projects.
Builds budget, SOV, timelines, & action plans for awarded construction projects.
Resources new subcontractors for geographic area coverage.
Attends meetings, job walks, and punch walks with clients.
Coordinates with Accounting on billing and invoice payments.
Prepares and submits RFI’s to clients.
Purchase and schedules delivery of materials to projects.
Provides daily or weekly reports on projects and processes to Manager.
Provides photos and a recap of work accomplished to clients per their requirements in the construction project.
Follows up on the close out of projects including C of O from the cities building department and/or close package required by client.

Responsibilities

1. Ensure production is properly completed by maintaining ongoing contact with work crews and clients.

2. Interface directly with clients to resolve problems.

3. Develop and submit proposals to clients

4. Hire and manage subcontractors

5. Maintain ongoing contact with sales staff and clients to receive feedback regarding all aspects of work flow such as shipment dates, special needs, product updates, feasible improvements and problems.

6. Evaluates and examines all areas to ensure services meet established standards and are completed within appropriate time limits.

7. Maintains productivity by allocating resources and delegating tasks appropriate to employee skills.

8. Anticipates needs and establishes priorities and courses of action to meet objectives each day.

9. Ensure work areas and systems are in a neat, orderly condition for smooth operations.

10. Obtains and analyzes factual information relevant to objectives and clearly defines work procedures to produce expected results.

11. Monitors results of delegated assignments, evaluates budget compliance and makes suggestions as appropriate.

12. Communicates in a clear, concise manner via verbal and written form with employees and other groups to ensure comprehension.

13. Completes requisition forms for materials and supplies and submits to management for processing.

14. Completes materials expense and mileage reports and submits to management for processing.

15. Works with Accounting department to ensure all billing information is correct and has been entered. Reviews billing reports generated by Accounting.

16. Reviews and approves any and all project related costs to ensure projects stay on budget.

17. Communicates with management with status updates on construction results, timelines, obstacles, budgets, etc.

18. Perform other related duties as assigned.

Qualifications:

Education/Experience:

Bachelor of Degree and 4-6 years related experience and/or training; or equivalent combination of education and experience.

Language Ability:

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, building plans, scope of work, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Math Ability:

Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Certificates and Licenses:

Valid Driver's License

Supervisory Responsibilities:

Directly supervises one or more employees and/or subcontractors. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing and hiring subcontractors; planning, assigning, and directing work; appraising performance; disciplinary action in relation to employee performance when needed; addressing complaints and resolving problems.

Skills and Competencies: Computer skills with MS Word, Excel, Power Point, Plangrid, Redteam, internet applications, or similar client applications/programs.

Ability to build project timelines or schedules on a digital calendar.

Written & Oral communication skills demonstrating customer/client service focus & technical understanding.

Problem solving and analytical thinking.

Ability to organize, manage, & track multiple projects with professionalism & accuracy.

Job Type: Full-time

Pay: $115,722.00 - $125,425.00 per year
